Real estate text message templates you can send today

Clients text you at all hours: a new lead from a website, a buyer on the way to a showing, a seller waiting on an offer, a buyer nervous about the inspection. These twelve messages follow the deal from the first reply to the closing date. They are short, honest and neutral: they talk about the property, never about who it is for, and they tell people who you are and how to opt out. None invents urgency or other buyers. Copy any message, or add all twelve to your keyboard and send them from iMessage, WhatsApp or any other app in one tap. For specific moments, use the pages below.

Works in WhatsApp, iMessage, Instagram, Messenger and every other app.

Words in {{double braces}} are blanks. In the textcuts keyboard you fill them with one tap, and the names you used recently come back.

New leads

First reply to a new lead

Essential
Thanks for your message, {{name}}. I'm glad to help with your home search. What's the best place to start: a specific home, a price range, or timing? Reply STOP anytime to end texts.

When to send: Within minutes of the inquiry.

Why it works: It answers fast, gives three easy places to start and offers the opt out.

Introducing yourself

This is {{agent}}, a licensed real estate agent, replying to your inquiry. I'll keep my messages short, and you can tell me to stop whenever you like.

When to send: In the first text to someone you have not met.

Why it works: Naming your role up front is honest and makes the text feel safe.

Showings

Confirming a showing

Essential
Confirming our showing at {{address}} tomorrow. I'll wait for you out front. Text me here if you're running behind.

When to send: The evening before.

Why it works: It answers where, who and what to do if plans change.

Before the tour

Before tomorrow's tour, {{name}}, text me your top three must haves so I can skip homes that don't fit them.

When to send: A day before a multi home tour.

Why it works: It saves a wasted afternoon and puts their list in writing.

Offers

Offer paperwork ready

Essential
{{name}}, the offer paperwork is ready to review. I'll walk you through each page by phone before you sign anything.

When to send: When the offer is drafted.

Why it works: Walking through it calms nerves and avoids surprises.

Offer submitted

Your offer on {{address}} went to the listing agent this morning. I'll text you the moment I hear back, even if it's only a no.

When to send: Right after submitting.

Why it works: It sets a clear expectation about what happens next.

A response came in

We got a response on the offer. Let's talk it through by phone so I can explain each change. Do you have ten minutes at {{time}}?

When to send: When the seller answers or counters.

Why it works: Complicated news belongs on a call, so the text only sets it up.

Offer accepted

Essential
Good news, {{name}}: the seller accepted your offer. Next come the inspection and the loan steps, and I'll text you each date as soon as it's set.

When to send: As soon as the seller signs.

Why it works: It shares the news and tells them what happens next.

Under contract

Inspection day

Your home inspection is set for {{day}}. Plan to be there for the last hour so the inspector can walk you through what they found.

When to send: When the inspection is booked.

Why it works: It tells them when to show up and why.

Repair request sent

Essential
{{name}}, your repair request went to the listing agent today. The seller can agree, offer a credit or say no, and I'll call you as soon as we hear.

When to send: After the inspection, once the request is sent.

Why it works: It explains the possible answers before they arrive, so none of them is a shock.

Appraisal ordered

The appraisal for {{address}} has been ordered. I'll tell you the moment the report is in and what it means for your loan.

When to send: When the lender orders the appraisal.

Why it works: Buyers worry about the appraisal, and a plain status update settles that.

Closing date set

Essential
Closing is set for {{date}}. I'll send the time and the address once the title company confirms, and I'll be there with you for the signing.

When to send: When the closing date is confirmed.

Why it works: It gives the date now and promises the rest only when you have it.

Do not say

  • "Guaranteed to sell in 30 days." Never promise an outcome.

Instead: Say what you will do: price review, photos, marketing plan.

    Source

  • "This is a great family neighborhood." Describing who a place is for can break fair housing rules.

Instead: Describe the home and let buyers look into areas themselves.

    Source

  • Texts that never say who you are.

Instead: Open with your name and that you are a real estate agent.

    Source

  • Marketing texts to people who never agreed to them.

Instead: Text people who gave you their number for that purpose, and offer STOP.

    Source

  • Wire instructions or bank details by text.

Instead: Tell clients to call the title company on the number in their paperwork before sending any money.

  • "Refer a friend and get a gift card." Rewards for referrals can run into the federal settlement rules.

Instead: Thank clients because they were clients, not because of a referral.

    Source

  • Fake urgency, such as "offers are coming in" when they are not.

Instead: Share the real status, or nothing.

    Source

  • "Leave a five star review and get a gift." Review sites such as Google ban rewards for reviews.

Instead: Ask for an honest review and nothing in return.

Frequently asked questions

Which of these messages are the safest to send?

Texts to people who just asked you something, buyers you already work with and past clients. Texts to strangers, such as expired listings or for sale by owner leads, carry more risk and are not in this pack.

Can I text every client the same way?

Use the same wording and the same information for every client. Changing what you say based on who someone is can cause fair housing problems.

Do I need to include an opt out?

Include one on first touch texts and anything that sounds like marketing. Rules differ by state and by lead source, so check with your broker. Send between 8am and 9pm in the client's time zone.

Where do I go for specific moments?

Start with open house follow up texts, texts after a showing and buyer leads who don't reply. For keys, wire fraud warnings and home anniversaries, see closing day and anniversary texts.

Do these templates work on the free plan?

Yes. All 12 use a single blank, which fills in on the free plan. Free holds 8 textcuts and 1 folder, so start with the six essentials. Importing all 12 also works, because imports are never blocked and nothing is deleted.
