A match for their search
A new listing matches your list: {{address}}. It has the garage and the home office you asked for. Want to see it this weekend?
A buyer told you what they want, and then the right house appears at 9 in the morning. Getting that text out in two minutes is part of the job, and so is knowing what to leave out: no guesses about who a home is for, no claims you cannot back up, and a clear way to stop the alerts. These 14 messages cover alerts for buyers who asked, coming soon and just listed notes for your circle, and the awkward ones, like a home that went under contract first. Copy any message, or add the whole pack to your keyboard and send from iMessage, WhatsApp, Instagram or any other app in one tap.

Words in {{double braces}} are blanks. In the textcuts keyboard you fill them with one tap, and the names you used recently come back.

{{address}} went under contract before we could see it. I know that's frustrating. Want me to send the closest matches still on the market tonight?

"Perfect for a young family" or "quiet adult community". Describing who a home is for can steer buyers by familial status.
Instead: Describe the home: bedrooms, lot, kitchen, commute, parking. Let the buyer decide who it suits.
Sending a listing because of who a buyer is, instead of the criteria they gave you.
Instead: Match on budget, size, location and features they asked for, and apply the same rules to every buyer.
"Just listed, only for my best buyers" when the listing is public.
Instead: Say what stage it is in: coming soon, just listed or open Sunday.
"Exclusive, off market" when the home is on the MLS.
Instead: Call it what it is. If it is a coming soon listing, say so.
Texting alerts nobody agreed to receive.
Instead: Ask first, as in the alert opt in message, and include a way to stop.
A text that never says who you are, sent to people who do not know you.
Instead: Use your name and brokerage in any first touch to a stranger, and a STOP line.
"Seller is desperate" or any guess about the seller's motives.
Instead: State the facts of the listing and leave the seller's situation out.

Send them to buyers who asked for alerts or who work with you. For people who only filled in a form, check what the form said they agreed to, and give everyone a way to reply STOP. Your broker can tell you how your state and your MLS handle this.
Texts that market a listing should go only to people who agreed to hear from you, so a whole contact list is too broad. Coming soon marketing also depends on your MLS rules, so read them first. If both allow it, say clearly that the home is coming soon, send between 8am and 9pm in the recipient's time zone, and include the STOP line as in the template.
Keep it to the home. If a buyer asks about schools or crime, point them to the official sources and give every client the same answer. Avoid describing who lives in an area or who a home is right for.
Only when something truly fits what they asked for. Two or three good matches a week beats ten maybes, and a buyer who says not yet gets a pause.
Yes. 13 of the 14 use a single blank, which fills in on the free plan. The open house message uses two blanks and needs Pro to fill both from the keyboard. The free plan holds 8 textcuts and 1 folder, and imports are never blocked.
