First reply to an inquiry
Hello {{name}}, thanks for asking about a home loan. I'm a licensed loan officer, and my NMLS number is in my email signature. Would a short call help to see where you stand? Reply STOP and I'll stop texting.
Borrowers do not read long emails, and they judge a loan officer by how quickly and clearly the texts come back. These twelve messages cover the whole loan: the first reply to an inquiry, the pre approval letter, the document list, the wait in underwriting, the note to a real estate agent, and the thank you after closing. None quotes a rate, a payment or a promise of approval, and all are for people who agreed to be texted. Copy any message, or add all twelve to your keyboard. They work in any app, including iMessage, WhatsApp, Instagram and LinkedIn. For one stage in depth, start with a page below.

Words in {{double braces}} are blanks. In the textcuts keyboard you fill them with one tap, and the names you used recently come back.
Hello {{name}}, thanks for asking about a home loan. I'm a licensed loan officer, and my NMLS number is in my email signature. Would a short call help to see where you stand? Reply STOP and I'll stop texting.
{{name}}, your pre approval letter has been sent to your email. It's based on the documents you gave me and is not a final loan approval. Send me any question you have.
Hi {{name}}, did my last message get buried? A quick yes, not yet or no thanks is all I need.
Hi {{name}}, rates change often, so I won't quote one in a text. I can email a written estimate with the full terms. Should I send one?
{{name}}, to start your file I need recent pay stubs, two months of bank statements and a photo ID. Please upload them through the secure link in my email, not by text.
Got everything, {{name}}. Thank you. I'll tell you by tomorrow if I need anything else.
{{name}}, your loan is with underwriting now. It's normal to hear little for a couple of days. I'll write the moment I know something.
{{name}}, you are clear to close. Congratulations. Your closing disclosure is on its way, and you will have time to read it before you sign.
Hi {{name}}, I'm a loan officer and I'd be glad to help your buyers. Can I send you my contact card?
{{name}}, your buyer's loan is on track. I'll text you at each milestone so you're never guessing.
Congratulations, {{name}}. It was a pleasure helping you get your home. My number stays the same for any question about your loan.
Hi {{name}}, it's been a year since you closed. Want me to take a quick look at your loan and tell you honestly whether anything is worth changing?

Texting a number that never agreed to hear from you: a bought list, an old lead, or a number from a form that only promised email. Texts like that can break the TCPA.
Instead: Text only people who gave you their number and agreed to texts, one by one by hand. Say "reply STOP and I'll stop texting" in a first message, and honor it.
A rate, an APR, a payment or a down payment amount in a text ("you could be at 5.9%", "about $1,800 a month").
Instead: Offer to send a written estimate that shows the APR, the payment terms and the other costs together.
"Guaranteed approval", "you'll definitely qualify", "lowest rate in town" or "no credit check".
Instead: Say what you will look at, and that the answer comes after you see their documents.
Fake urgency ("rates go up tonight", "only a few spots left") when it is not true.
Instead: Give the real date and what it means, and nothing more.
Leaving out your NMLS ID where your state or company requires it.
Instead: Keep your NMLS number in your email signature and first message, and ask your compliance team what your state needs.
Telling a buyer which neighborhoods or schools "fit" them, or anything about who would be "comfortable" somewhere.
Instead: Talk about the loan and leave the area choice to the buyer and their agent.

These templates never do. Once an ad or message states a payment amount, a down payment or a payment period, the Regulation Z advertising rule asks for more terms beside it, including the APR. A written estimate with full terms is safer. Ask your compliance team how your company handles texts.
Yes. 12 of the 12 use a single blank, which fills in on the free plan.
Yes. textcuts is a keyboard on iPhone and Android, so the templates work in every app where you type, including iMessage, WhatsApp, Instagram and LinkedIn.
No. Send them one at a time, by hand, to people who gave you their number and agreed to be texted. Never to a bought list. Put a plain line in your first message, such as "reply STOP and I'll stop texting", and honor it. The FCC's rules on consent count replies such as stop, quit, cancel and unsubscribe as ending your permission. Your company's compliance team has the final word on texting borrowers.
